This custom home building project was a large construction job that we did to an existing one-story home in Bellflower, California near Bellflower Blvd. & Artesia. CR Beinlich & Sons acted at the General Contractor on this job.
5’ of dirt had to be excavated and re-compacted before the foundation could be placed.
The lot was graded along with area drains so that most rain runoff was directed to a percolation pit on the property.
This was a project that started out by the Owner coming to us with a design for a home which had been drawn by an Architect a number of years ago. He had a lot which was zoned that if designed properly, he could put 3 homes on it. He wanted to build 1 home first so a family member could move into it now, but also so that 2 more homes could be built on the site at a future date.
The previous Architect however was having difficulty coming up with a design for the 1st house which would allow for 2 more homes to be built at a later date. After much back and forth with the City and the Architect, the Owner gave up.
He then contacted us and when I went out to meet with him the at the property and listened to what he wanted to do, I told him that if there was any way it could be done, we would be the ones to figure it out. He gave us the green light to proceed and we got to work.
We went down to the City of Bellflower and obtained all the information required by them for this project and came up with a design that met both the Owner’s requirements for the homes and the City Requirements for putting 3 homes on this site.
After giving the Owner some preliminary pricing, we were given the ok to proceed to working drawings. We proceeded to get a soils report and sent the plans over to our Structural Engineer for the structural requirements. When the soils report came back we discovered that the property had sandy soil which needed to be compacted. We needed to remove about 5’ of dirt and then put it back so that it could be re-compacted.
In working with the City, it was decided that instead of directing the runoff water from the property into filters and then out to the street, that we would contain most of the runoff water on the site and direct it to a percolation pit. This also saved the Owner a lot of cost, because we did not have to re-grade the entire lot.
This home was 2600 s.f. with 3 bedrooms, 2- ½ bathrooms, Living room with 3 sided fireplace and an oversize 3 car Garage. It has a Galley style Kitchen and a separate Laundry Room. It also has a patio cover that has a roof which matches the house roof.
The Owner is very satisfied with the work and is looking forward to a time when the real estate market gets to the point that he can build the other 2 homes on the property so he can sell them.
